About the Community data
The Community pages blend a few different public sources like the U.S. Census Bureau, the Pennsylvania Department of Education (PDE), and Chester County property records. This page explains where each piece comes from and links to the original source so you can check it yourself.
Population, housing, and income
Municipality population, housing occupancy, and median household income figures come from the U.S. Census Bureau's American Community Survey (ACS) 5-Year Estimates.
U.S. Census Bureau — American Community Survey →Enrollment
Student enrollment figures, including Average Daily Membership (ADM) used for per-pupil spending estimates, come from PDE's published enrollment data.
PDE Enrollment data →Property assessments and tax rates
Property tax estimates use county-assessed property values, which aren't a PDE or Census dataset:
-
Chester County parcel and assessment data →
County-assessed property values, synced periodically for every parcel in the district.
-
2026-2027 PDE-2028 form →
The district's official PDE-2028 filing, which is where real estate millage and earned income tax rates are drawn from.
